Will run new 1/2 inch cold water line through floor and cabinet base for master vanity sink. Will pull and reset master toilet while inspecting flange. Flange repairs included in price. After running new line to sink tested and found low pressure at faucet. Removed supply line and checked, strong pressure is present on supply. Lavatory faucet cold side is clogged with sediment and debris. Recommend replacing faucet. Cold wate is restored to fixture however cold pressure is not severely reduced due to to debris in faucet. Pulled toilet and found no breaks on flange, flange was installed incorrectly. Used scanner repair to align left side bolt to securely tighten toilet to floor. When laying under bathroom in crawl space and inspected under toilet before resetting found previous leaks have warped wooden subfloor. Toilet is securely mounted to flange but floor has slight give to it from water damage.

Connected new sink from drain in bathroom to outside bathroom and ran new water line from copper in bathroom to outside bathroom. New angle stop. Only did cold line and drain.

House is getting flipped and both bathrooms need 3 angle stops each, two toilet flanges and trim installed. Price was to high after I dropped the price down. They stated they will do it them selves.

Quoted to diagnose water heater elements, thermostats, and voltage to power supply. Customer also requested estimate to replace unit with another customer supplied water heater. Was told by multiple staff members maintenance has replaced unit (3) times at least and replaced breakers with power supply whip as well and still not working properly. I believe units are being dry fired, or there is a problem with electrical connections.
