Was concerned about moisture in garage. No leak detected. Checked meter. Also checked both bathrooms since company out before stated possible leakage near toilets. The leak in garage is not detected as the pipe goes through concrete wall right on floor. And goes outside. Suggested replacing line just in case it is leaking but also stated to clean up the area and observe to see if water comes into garage. Tub is also dripping recommend moen cartridge replacement. Paid with check
Warranty call. Found left side lavatory master sink pop up drain needed adjustment. Lift rod was difficult for customer to operate due to mounting nut being slightly too tight. After adjusting has customer test drain assembly to confirm she was able to operate lift rod drain without issues.
Will demo wall and slab to access and repair pinhole leak on 3/4 rolled copper mainline. Will replace emergency 3/4 ball valve with 1/4 turn brass ball valve. Will patch slab back to rough grade only. No finish repairs to walls or flooring are offered or included. Highly recommend whole house repipe due to age and condition of existing water lines to prevent additional leaks from re occurring.
Sold and scheduled slab repair in garage floor.
Installed flange and toilet, set vanity and sink.
Instal: reroute hall bathroom from sand tee in wall to toilet flange and drain tie in tub drain as well. Chip up floor in bathroom as needed. Do concrete patches for bathroom. Run drain out of wall in back yard, trench about 40 ft to Cleanout and tie in sewer to main sewer. This sewer should have the kitchen sink, bathroom sink, tub and toilet drain all tied in and rerouted. All drainage in bathroom should be all pvc except the part of tub drain we are unable to replace.
Opened up concrete wall and discovered the waste arm tied into the bathroom stack. I than removed the stove and cut the dry wall which only revealed the lav waste arm. So I cut cabinet on side of stove Instal to remove toilet, cut open wall jack hammer or saw cut floor from stack to long sweep 90, replace long sweep 90 all the way to the sand tees and tie kitchen and lav back into stack. Also jet whole house main lines to clear any scale build up. Cleanout is in back yard
Reconnected AC duct. Took before and after pictures for tenant.
On arrival tenant showed me where problem area was. Already had towels there. Also stated water came from under fridge. Moved fridge no water line connection. Ran water through kitchen sink and after about 1 min water started to seep out from under cabinet. Sold job for waste arm repair. Start Tuesday April 2nd. Collect payment on completion of job
On arrival noticed water pouring out of concrete hole we made, after further diagnosis I saw the 90 in the wall wasn’t set all the way. I was able to get it to stop and sit correctly. I also did notice that the valve was changed from the valve we originally installed but was not done by us. This job shouldn’t be a warranty but for customer satisfaction we will warranty the work as a one time deal. One tenant came out and said she had low water pressure in her unit. Nothing to do with the work we did. If we come back out for that there will be a charge.

Discussed and quoted several options based off of customers needs and budget. She needs to review with family before approving.
Will cut Galvanized waste arm at cast iron vent stack on outside wall. Run new waste arm with trap adapter to under kitchen sink with 1 1/2 inch tubular PVC master trap assembly. Will perform cable service through waste arm kitchen sink into mainline to attempt clearing blockage and restore flow to line.
Collected remaining balance. Emailing over photos, estimates, etc.
Service to run a new schedule 40 pvc main drain from the rear of unit 91 to the point of the final clay connection to eliminate root breaks in the line that are causing reparations stoppages. 30% deposit to schedule Remaining balance due upon completion via ACH
Service to snake the main drainline as it heads back to the park. Matt’s will run a video camera to identify why this is stopping up repeatedly. Video camera analysis showed a root break every ten feet in the line after exiting unit 91. Cabled and flushed line multiple times but was unable to keep line fully open due to root intrusions. Client elected to move forward with project. Collected $1770.00 deposit Remaining balances will be paid Friday 3/1/2024 via ACH
Provided estimates on water service replacement. Was unable to locate leak on main service line. Pete with leak trackers 8137286095
Rewrote estimate for water main shut off valve per customers request.
Will install 1/4 Turn Brass Emergency Ball Valve. Upon cutting copper main discovered water mains were crossed out of order. Line that was cut operates unit A which is valve on left. Valve in middle operates unit C. Vlave on far right operates unit B. Repaired copper main and replaced defective shut off valve for unit A. After advising Landlord Joanna and request price increase to continue with replacing middle valve for unit C, I was told they don’t not wish to proceed any further at this moment and will call back when ready to proceed. I quoted a discounted price of $595.00 to replace 2nd valve as an add on discounted price. If customer wishes to continue in near future we will honor discounted quote.
Performed cable service through 3inch test T at rear or trailer on lot 91. Ran approximately 35ft before clearing hard blockage. Ran total 50ft, pulled back ball of roots on cables. Flow is restored to line, had tenants run showers and flush toilets to verify line is open and flowing. Also appears to have back pitch or bellies present. Quoted for suggested repairs to begin cleaning and inspecting line properly. Pending approval.
Inspected grounds and home for signs of water leak. Active movement on meter with no visible signs of leakage anywhere. Will need to replace defective emergency shut off valve 3/4 inch to isolate water lines under foundation.
Discuss solutions with Sean for a new shower pan, min water services, full repipe (water system replacements), and combinations of the all. Price ranged from $3200-$18k dependent on what they’d like to do. Sean to discuss with his brother and then call us back to go from there. Estimates to be written when both brothers are available and a game plan is set in place.
Customer has had 5 slab leaks, I provided them with an estimate,te to Repipe the home. I was able to talk to Jake and we were able to come down on the price to 7,000. Customer stated she still would like to get another estimate to make her feel better first and she will let us know what her decision will be.
Backfilled water service trench
