I performed a thorough plumbing system inspection and found everything to be in good working order. All drains were draining properly, and all fixtures were functioning as expected. I tested the water pressure and confirmed that it was within the recommended range. I also checked for any leaks or other issues that could cause problems in the future.

Executed rough-in plumbing for back-to-back sink installation. Utilized 2-inch ABS pipe for main drain line, incorporating a double sanitary tee fitting to accommodate dual p-traps. Installed 1/2-inch copper supply lines with separate shut-off valves for each sink. Implemented air chambers to prevent water hammer. Pressure tested supply lines at 100 PSI for one hour to ensure integrity. Secured all piping with appropriate hangers and supports to meet local code requirements. Left access panel for future maintenance. Scheduled return visit for trim-out phase, including fixture installation and final connections.

Both toilets were having problems I did a major rebuild on both toilets, flappers, fill valves, ss supply lines, flush valves, flappers tank to bowl gaskets and bolts. All was tested and good no leaks. Do recommend replacing emergency shut off valves as they are getting old and not functioning correctly.

On arrival for possible leak, I started by looking at the city water meter which was not moving at all. Customer had already dug up most of his water lines and still no sign of water leak. Ran a pressure test of the water line pressure started at 58 psi after 15 minutes water pressure was still at 58 psi. Used blue tablets inside toilet tanks to test for water leak in toilet. No leak detected. All the hot and cold water lines look good!

Walked the entire property and ran leak detection. Could not pin point a leak. Ground is dry and underneath the home is dry. (Raised home). Meter is reading a loss of 48 gallons every hour. Jake to return for a 2nd set of eyes

Ran leak detection. Couldn’t pin point exactly where the leak is, but could hear water movement from the cold shut off valves on the main home. Couldn’t hear water movement on the shut off valves in the addition. Main house has galvanize and the addition has copper and cpvc. Homes water system needs to be updated.

Will attempt to clear blockage from kitchen waste arm. Will lock mounting bracket for disposal and put air gap onto dishwasher drain line. Found large accumulation of grease sludge and debris in waste arm. Cleared line within 10ft. Tested and found flow is restored to line. Also quoted for water softener and conditioner systems due to water quality damaging fixtures.

Discussed findings with Tammy. I was advised that she is only interested in replacing bathtub drain in unit B, and installing drain line on T+P for unit A. I advised her of several plumbing code issues throughout both units.

Repipe, water softener, water heater, garbage disposal

Disassemble and remove existing 50 gallon water heater. Furnish and install one new Navien NPE240a2 tankless water heater in proposed area of new garage. Will need to run new 3/4in gas line in attic from existing propane tank on the left side of the into the attic and to the proposed area of the water heater. Will need to run one new 2in PVC vent through the roof with one new cozy collar. Two new Navi circs will be installed to aid in getting hot water. Guarantee will be one(1) year on parts and labor, five(5) years on components of heater, and fifteen(15) years on heat exchanger. Notes: - no roof work is required for venting - Unit is size for future bathroom addition
