Demo block wall under kitchen sink to replace waste arm with PVC. Price is barring unforeseen circumstances and will be adjusted once sewer waste arm is exposed and inspected. Replaced entire copper 1 1/2 inch kitchen waste from vent stack to under sink. Due to age and condition also included (2) steel cup basket strainers and all new 1 1/2 inch tubular drains. Performed series of dump tests, found very good flow, no leaks detected. Filled and patched exterior block wall with hydro cement back to rough grade only. We are not responsible for finish repairs, (paint, tile, flooring, cabinet repairs, interior walls, etc).

Will eliminate all shark bite fittings on water heater. Drain and disconnect tank. Will pipe customer supplied drain pan through exterior block wall. Reinstall customer supplied expansion tank and water heater correctly to code. Will provide and install solder copper adapters and transition to CPVC lines with new 1/4 turn brass ball valve. Will cut kitchen 1 1/2 inch copper waste arm and remove from under cabinet only. Transition with PVC waste arm and new 1 1/2 inch tubular trap adapter. Will eliminate/abandon dishwasher drain line (per customers request). Not responsible for any pre existing/customer supplied, pipes, fittings, fixtures, materials. Will cut out and remove corroded drain assembly for master bathroom lavatory sink. Reinstall drain assembly under sink only. Does not include pop up drain or any pipes inside walls. Will also replace shark bite fittings and angle stop for master lavatory and toilet. Replace laundry drain from outside wall with riser pipe. Found no groun

Customer requested I inspect and report findings for plumbing to water heater, kitchen sink, lavatory sinks and toilets. Found water heater and drain pan installed incorrectly (out of code). Water heater need to be uninstalled, shark bite fittings should be replaced, drain pan line needs to be piped through exterior block wall, need to install customer supplied expansion tank. Kitchen requested to cut copper waste arm off and replace with PVC from under sink only. Replace tubular drain assembly and eliminate dishwasher drain line. Master bath lavatory drain in very poor condition and piped incorrectly, needs to be cut out and replaced with PVC. Also recommend replacing shark bite fittings under lavatory sink and angle stop for toilet. Guest hallway bathroom plumbing looks ok for now, no major corrosion present yet. No active leaks found.

No charge for todays analysis. Clients sewer for the kitchen + laundry have become fully compromised to the point that standard drain clearing is no longer and option.

Replaced hose bib

Service to auger through the master/ primary bathroom toilet. Ran the auger through approx 5 times. On the first round of snaking we had removed a softball sized ball of paper towels that were flushed down the drain. Believe we have recovered all of the towels from the line. Ran the remaining drains within the home to verify we have good flow everywhere else.

Replaced ro filters. Estimates for mix bed also

After assessing, discussed multiple options with customer. Copper lines under kitchen sink are in very poor condition. Recommended tying onto water main for new hose bib instead of tieing onto lines under kitchen sink. Quoted repipe estimate with and without water heater for customer. Water heater is approximately 15 years old according to customer. Was unable to enter master bedroom to look at second bathroom/water heater.

Found air switch outlet was unplugged, customer likely unplugged accidentally while moving around cleaning products under sink.

Pull back Astro turf, dig up and expose irrigation main at valve box, cut and cap with an isolation valve to stop leak, backfill hole. Not responsible for Astro turf resetting. No leaks detected in affected area or at water main meter.

Service to snake the main Drainline through a roof vent stack to remove whole house blockage.

Will correct mounting bracket for garbage disposal. Silicone under mount sink seal, strap base of sink with plumbers tape straps. Install customer supplied sink hole cover, single post faucet, garbage disposal air switch. Will also provide and install (2) Moen Lavatory Faucet Aerators.

Issue with vanity was do to install by contractor, faucet supply on the hot side was kinked. Fixed issue. Washer machine issue was due to swapped supply lines, switched to proper orientation.

Replaced fill valve, flapper, toilet supply and shut off under sink.

Quoted prices to install customer supplied items at kitchen sink and water softener/conditioner options. Pending approval for scheduling.

Service fee waived for today. Client does not have an active water leak at this time. Believe the drain system to be failing and purging water from beneath the base of the hall bathroom toilet which is causing the “flooding” appearance. Recommended client give it time and see if the issue reoccurs. If issue arises again client will call us back for estimates to redo the drain/ water systems within the home.
