Back fill and touch ups
*Free estimate On arrival, customer made me aware that a home inspection had been done, and they noted that the water heater located in the garage had some surface rust and wanted to make sure that heater wasn’t leaking and was operating normally. Surface rust located near lower element cover. I removed cover to inspect element and locate any leaks present. I did not find any evidence of an active leak. The lower element also had a little bit of surface rust on it as well, and I usually see this when the lower element is replaced without draining down the heater. Water heater is seven years old and out of manufacturers warranty period, but is not actively leaking and is operating normally.
Estimate to run a new 55ft main service. Will tie onto the irrigation as well as the main shut off valve. Main service will be done in upunor pex piping. 2 year parts and labor warranty with the company as well as a 25 year parts and fitting warranty with the manufacturer.
Master bathroom toilet has been fully rebuilt to remove old worn out gaskets and provide a proper leak free seal.
Removed water saver from shower head.
Leak Detection was waived for todays visit as we found multiple leaks almost immediately within the home. One leak is sourced to the main waterline entering the front left guest bedroom space and the second leak is sourced to the water line moving toward the kitchens ice maker line. Recommended immediate replacement of the water system after identifying that multiple repairs have already been made to the property. CLIENTS WATER SYSTEM IS AT CRITICAL FAILURE POINT!
Replaced gas valve and supply to grill.
Remove existing Bradford White 40 gallon Natural Gas Water Heater and install new Bradford White 40 Gallon NG water heater, from Ferguson plumbing supply.
Earlier this week, I provided a comprehensive free estimate for a whole-home repiping project to a residential customer. The home's existing galvanized steel plumbing system had reached the end of its useful life, resulting in frequent leaks, low water pressure, and discolored water. My detailed assessment included replacing all main supply lines, branch lines, and fixtures with new, corrosion-resistant PEX tubing. I also recommended upgrading the home's water heater to a high-efficiency tankless model. Once completed, this repiping work will restore reliable, high-quality water delivery throughout the property.
Supply line swapped under vanity. Switched lines to correct orientation.
Repipe: water main service is on the right side of the house in copper. Need to run line through concrete into garage than run line into the attic. Instal shut off valve inside garage before it goes into attic. Once in the attic run drops to all fixtures, guest bath has two labs a tub and toilet, laundry is right next to attic space, install new box with arrestors. The master bathroom has two sinks on opposite walls but has easy closet access or open wall behind the lavs, has shower and Roman tub, cut access either in wall or tile for Roman tub which ever is the best route for installers. Run new lines for 4 hose bibs on all 4 sides of the home. Use new quarter turn angel stops for all fixtures and also replace valve for water heater in garage. No need for a new water heater or no shower valves. If possible please set up master side of house first so customer can have water. If not possible please let customer know so he is aware Customer paid 3949$ on credit card and financed 7500$

Service to run a standard leak detection service on a 1980’s slab foundation home after client started to experience a clear gel like liquid coming from the grout lines all over the home. This clear substances once dried hardens into a strange crystallized substance. Ran a meter test, underground leak search, and a static pressure test within the home and found no source of leaks what so ever. Further research lead me to a conclusion that the client may have a failed vapor barrier in the sub grade of the home, mixed with a high water table from living on a lake, to be the cause of the moisture entering through the grout lines. Recommend having some type of a vapor barrier installed below the tile flooring to eliminate the concerns of the homeowner. Recommend a secondary opinion from a restoration service.
Ran diagnostics and cleaned the inlet screens to the washing machine. Please advise the tenant was attempting to claim that the dirt in the waterlines caused a circuit board related failure in her newly used washing machine. Flow has been restored to the unit. Service to remove and clean washing machine gate inlet screens and test for water flow through the unit.
Customer is experiencing a leaking in the far left corner of the master bedroom. There is no plumbing in the area. It is believed that the water is leaking through the window seal somewhere.
