On arrival set up ladder and ran tmp I was getting like warm water. I cut tmp so it’s not in the dirt and easier for testing water heater. I then proceeded to take the cover off which was impossible with out the potential of falling because of location. I reset the heater and it seems to be working now. Had one of the renters test and it was definitely to their liking

On arrival located gas tankless on left side of home about 12 ft up on the wall. Set up ladder and discharged water from tmp. Went back down and felt water. Was getting hot water but not extremely hot water. Unit doesn’t look like it’s ever been maintained. I would recommend either flushing the tankless or replacing the tankless with a set plan to steadily maintain tankless every year. Was informed that power flickered on and off the other day from the storm
